Runescape Construction Guide

Buying Your First House


To start off, you’ll want to purchase some land from a Real Estate Agent for


1,000gp. There are a few places where you can find these characters, including:

East of Varrock Castle



East of the Furnace in Falador

Once you speak to him, ask him about getting your own house, and then buy one for 1,000gp. After paying, you’ll get a Construction Book, and you’ll now be able to enter your house. So, head on over to Rimmington - this is where your house is located. Eventually, you’ll be able to have it moved to another one of the available locations, but for now, you’ll be living in the town-where-not-much-happens.


Getting to Your House


Now, just north of Rimmington you should see a glowing purple portal. This is how you can enter your newly-bought land, build your house, and visit friends!

When you click on it, you will see a list of all the options, similar to this:

From here, you can…


Go to Your House - brings you to your own house. In this mode, you cannot build any furniture, and this is how other players will see your house.

Go to Your House (Building Mode) - brings you to your house, and allows you to build furniture, rooms, and interact with the objects that make up your RuneScape home. You can’t edit your house any other way. Remember: if you’ve set a PIN for your bank, you’ll also need to enter it when going to your house in Building Mode.


Go to a Friend’s House - type in your friend’s name to enter his or her house! As long as they are in their house, not in “building mode,” and they are allowing other players to enter (this is explained in just a bit), you will be able to go to their house.


To leave a Player Owned house, just go back through the portal.

Teleporting to Your House


If you have level 40 Magic, you can cast the Teleport to House spell to be teleported directly to your house. This spell requires 1 Law, 1 Earth, and 1 Air Rune to cast.


“House Options” Menu


In Your Player Controls menu, you will see an option called “House Options.”


When you click on the menu button, you’ll see a new menu, allowing you to do several things with your house:


First, you have the building mode options, which allow you to toggle between building mode and regular mode. So, you can build your house in building mode, and then switch to normal mode to see what it will look like to your visitors.


Next, you have the option of expelling your guests, which means that you can kick everyone out if you want. This is particularly useful if you’re throwing a wild party while your parents are out of town, but they come home early (can you really have parents in RuneScape?)!


And last, you can leave your house.


House Access


If you don’t want others in your house, it’s fairly simple to keep them out. There are actually 2 ways to accomplish this:


By locking your portal.

By using your Friends List

Locking Your Portal:


This is pretty easy to do. While you’re inside your house area, right-click on your portal and select the “Lock Portal” option. This will prevent anyone from entering your house. Later on, you can select the “Unlock Portal” option to allow people to access it again.


Using Your Friends List:


This is a cool feature of Player Owned Houses too. If you have your friends list set to “On,” anyone can access your house. If you have it set to “Friends,” only people on your list can enter your house. And if you have it set to “Off,” no one can enter your house (this is just like locking your portal).

Important People


There are a few very important characters that you will probably need to visit at one point or another during your Construction career. Let’s take a look at each of them.


Real Estate Agent


This is the first person you’ll have to speak to before beginning to construct your house. These gentlemen can be found in several different places, and it doesn’t matter which one you speak to - they all do the same things.


1. He sells you your house, and land to start building on, for 1,000gp.


2. He has the ability to change the style of your home for a fee, depending on your Construction level:


Level 1 - Wooden House - 5,000gp

Level 10 - Stone (like Lumbridge) - 5,000gp

Level 20 - White Stone (like Al Kharid) - 7,500gp

Level 30 - Fremennik Wood (like Rellekka) - 10,000gp

Level 40 - Tropical Wood (like Ardougne/Karamja) - 15,000gp

Level 50 - Fancy Stone (like Falador) - 25,000gp

3. He can also move your house to other locations, but like the style changes, this requires a specific level and some cash:


Level 1 - Rimmington - 5,000gp

Level 10 - Taverley - 5,000gp

Level 20 - Pollnivneach - 7,500gp

Level 30 - Rellekka - 10,000gp

Level 40 - Brimhaven - 15,000gp

Sawmill Operator


Our next stop is at the Sawmill Operator, a kind fellow. The Sawmill Operator can be found a short distance south of the Varrock Lumber Yard, which was used in the Gertrude’s Cat Quest.


He has a shop, and will sell you various (basic) Construction items, such as nails, a saw and cloth.


Plus, he will make you some Planks if you give him some cash, and a set of logs. When you’re first starting out, you’ll probably want quite a few Planks and Nails, as well as a Saw, although you could also smith your own nails and save some money, especially if you have the metal bars on hand.

Stonemason


The Stonemason is a small dwarf, located in Keldagrim, south of the bar.


He sells more advanced building materials, such as Limestone Bricks, Marble, Gold Leaves and Magic Stone. But believe me, the last 3 are NOT cheap! If you’re just starting out, you won’t need these materials for awhile, but it’s always a good idea to know what you’re getting yourself into.

Garden Supplier


The Garden Supplier can be found wandering through the Falador Park, and sells you various plants, trees and flowers to add some pizzaz to your house’s surroundings.


She sells all sorts of bagged trees, plants and flowers to make the area around your house look… however you’d like it to. The default stocks of each item is at 20, so there should usually be more than enough bagged items to get you started.

Herald (Sir Renitee)


This interesting old man found on the second floor of Falador Castle (eastern part) can sell you maps and portraits to mount on your wall, and he can change your crest. All of these things can be placed in your Quest Hall.


The fees for each of the things he can make are as follows:

Once you reach level 16 Construction, you will be able to get your family crest from Sir Renitee, and you will need this before being able to paint your own armor. To paint armor, you need either a Steel or Rune Full Helmet or Kite Shield. Both painted rune or Steel items will look the same, but the rune items’ stats will be better. You can also paint your crest on Banners.


These items can all be made in your Workshop, on the appropriate easel (either Shield Easels or Banner Easel). For most Crests, you will need to have completed a certain quest or be a certain level in a skill to be able to use it as your own.

Taxidermist


The Taxidermist is found in Canifis, near the west entrance, and she can stuff your favorite beasts for you!


Sometimes, you may be lucky enough to find a part of a dead monster (such as a head) after you kill it, and sometimes when fishing, you’ll catch a much larger version of whatever you’re fishing for. Just take this to your local Taxidermist, and for a certain price, she will stuff it for you.


Then you can mount it on a wall in your Skill Hall (requires a certain level) to show off to your guests.

Servants


There are several Servants that you can get in RuneScape, each one providing a different service than the others. They all serve a type of food, they welcome guests into your house, and they will take items back and forth from the bank for you.


To get a Servant, you should head to the Servant Guild (the Ardougne Domestic Service Agency), found north of the East Ardougne Market. Just speak to the Master Servant to learn more about them, and to get a servant of your own. A few things to know before hiring a servant:


You must pay a fee to hire a servant, and you must also pay him or her when he or she requests a wage.

A servant can be fired whenever you want.

Your house must have 2 bedrooms (one for you, and one for your servant) before being able to hire a servant.

If you want your servant to serve food, you need to have a dining room, plus the required furniture to make the food.

Rick


Level: 20

Cost: 500gp


Rick serves Shrimp to you and your guests and takes up to 6 items to and from the bank and your house.


Maid


Level: 25

Cost: 1,000gp


The Maid serves bowls of Stew and cups of Tea, and she is faster than Rick at taking items back and forth from the bank. She can take up to 10 items for you.


Cook


Level: 30

Cost: 3,000gp


The Cook serves Pineapple Pizza to you and your guests, is faster than the Maid at bringing items back and forth from the bank, and she will also take wood to the Sawmill Operator to get planks. She can take up to 16 items for you.


Butler


Level: 40

Cost: 5,000gp


The Butler serves Chocolate Cake (yummy!), is faster than the Cook at bring items back and forth from the bank, and he is also faster at getting Planks from the Sawmill. He can take up to 20 items for you.


Demon Butler


Level: 50

Cost: 10,000gp


The Demon Butler serves bowls of Curry to you and your guests, and he is faster than the butler at both bringing items to and from the bank, and at getting Planks from the Sawmill. He can take up to 26 items for you.

Construction-Boosting Items


There are a number of helpful Construction items available to you as well.


Stat-Boosting Tea


If, in your house, you take a kettle, boil it, add it to a teapot with tea leaves in it, then pour the tea into cups, you can get tea that increases your Construction level by 1-3 for a short amount of time.


1. Use kettle with sink.

2. Use kettle with range.

3. Use tea leaves with teapot.

4. Use kettle with teapot.

5. Use teapot with cups.


Depending on what type of shelf you have set up in your kitchen, the effect will be different. A normal shelf will give a +1 bonus, Oak Shelves give +2, and Teak gives +3.


Crystal Saw


The crystal saw is obtained after completing the Eyes Of Glouphrie Quest. It is used as a saw, and will provide you with a +3 bonus to Construction with furniture that is built with a saw only (provided that you have the required materials). This means that even though you have a +3 bonus, you cannot add rooms that are 3 levels ahead of your current level, and you cannot plant garden plants in your garden 3 levels ahead of yours (Gardens don’t require the use of saws!)


The Saw bonus will stack with the Homemade Tea and Evil Dave’s Stew of DOOM.

If you have done the Evil Dave part in Recipe For Disaster, you can make some stat boosting stew. One of the Spices will give you a construction bonus! Note that the bonus can be negative or positive (-6 minimum, +6 Maximum) and can stack with the other construction-boosting items.

Building Your House


Building Rooms


The great thing about Construction and Player Owned houses is that you can design your house any way you’d like. At first, you’re limited to very basic things, such as chairs and rugs. But you’ll eventually be able to build other kinds of rooms, furniture, and more interesting things to accommodate your house.


To build a room, you just right-click on one of the Door Hotspots in Building Mode and a menu such as this will appear:


If you have the appropriate level, and enough money, you can build another room. Each room has specific types of “Hotspots” - this is where you can build certain kinds of furniture. When you build furniture, the hotspot is “filled,” so you can’t build anything else there until you remove the furniture.

Building Furniture


Now that you know about rooms, it’s time to learn about how to build furniture.


To build some furniture, you need to enter your house in Building Mode (or switch to building mode from your options menu). If this is your first time building a house, you’ll probably want to start by building chairs in your Parlour. You’ll notice that while in Building Mode, that there are lots of white-ish areas on both the area around your house, as well as on the walls and floor of your house. As mentioned above, these are called hotspots, and this is where you build objects in your house:


All you do to build something, is right-click on one of the hotspots (for instance, a Chair Hotspot) and select the “Build” option:


You’ll see a screen of all the different items that can be built on that Hotspot.


Items that are crossed off can’t be built (you may need a higher level, or more supplies), while yellow ones can be built. Just select an item and your character will build it. And that’s all there is to it!


Note: Sometimes you will also bend a nail while building furniture, so you’ll probably want to have some extra ones with you while building.


Later on, if you wish to remove an item from your house, just right-click on it and select the “Remove” option.

The Parlour is the first room that your house consists of, and basically contains 3 chairs in front of a fireplace, which you can light with a set of logs and a tinderbox. You may have bookcases for holding quest books, and you can also hang up some curtains or set down a soft rug to walk on.

The WorkShop is a very useful area, allowing you to make furniture that can be packed away into your backpack for selling to other players (known as Flatpacking). You then just use the flatpacked item with a hotspot to place it there.


Ever wonder if there was any use for those broken armors or bent arrows? Well, you can repair them with your Workbench! Or, you could sharpen those Rusty Swords on a Whetstone… Or, you could set up an Armour Stand and repair your degrading Barrows Armor! There’s all sorts of fun to be had in the WorkShop!

This room contains all sorts of games for you and your friends to play!


Hoop and Stick - a Ranged game in which each player has 10 shots, and the player with the highest score wins.

Magic Balance - when the game starts, everyone who wants to play must cast a spell on the sphere. Depending on the color, you must cast the opposite spell on it to balance it out. Red=Fire, Blue=Water, Brown=Earth, White=Air.

Attacks Stones - 2 stones are set up, and 2 players attack them. The first one to destroy their stone wins.

Jester - Much like the Mime Random Event - whoever copies 10 emotes correctly is the winner!

Treasure Hunt - everyone in the game is given a Magic Stone by a Fairy, and then she hides. You must find her by feeling the stone. If it’s colder, she’s far away, and if it’s warmer, she’s closer.

Darts - Another Ranging game in which the players throw darts at a board. The first one to 10 points wins.

Hangman - You must find a word that has to do with RuneScape that fits with the puzzle by guessing letters. If you guess incorrectly too many times, the puppet is hung. You can also guess the word.

Archery Target - The third archery game, in which players shoot arrows at a target, and the first one to 10 points wins.

In this room, you can fight with your guests in a ring.


Boxing Ring - requires a Weapons Rack and 2 players. Enter the ring wearing just Boxing Gloves, and the last player standing is the winner.

Fencing Ring - requires a Weapons Rack and 2 players. Enter the ring with only a weapon equipped, and you’ll be able to fight your opponent.

Combat Ring - only requires 2 players. You can fight with any weapons or armor of your choice.

Pedestals - requires 2 players, and a form of ranged attack (either magic or ranging). Each player stands on a pedestal and attacks their opponent from a distance.

Balance Beam - requires 2 players, and a Pugel Stick (from an Extra Weapons Rack). Both players stand on the beam and hit each other with the sticks.

The main benefit of having your own portal is that you can you will have an infinite number of teleports, and anyone else can use it. In order to build a portal, you need a Teleport Focus, and a Portal Frame. Then it must be activated, which requires you to have a certain Magic level, 100 times as many Runes as a regular teleport cast would cost, and sometimes a quest requirement.
